These Terms and Conditions apply to the RoomingKos Swanston Scholarship Special Offer (the “Promotion”). By submitting an application under this Promotion, applicants acknowledge and agree to the conditions stated below.

1. Promotion Period

1.1. The Promotion is valid only for applications submitted between 10 December 2025 and 15 January 2026 (12:00AM Midnight AEST).
1.2. Applications submitted before 10 December 2025 or after 15 January 2026 are not eligible for the Promotion.

2. Eligibility Criteria

2.1. Applicants must be currently undertaking studies with an awarded scholarship from a recognised university, government body, institution, or approved funding organisation.
2.2. Proof of scholarship must be provided at the application stage, including a scholarship award letter or official documentation.
2.3. A Confirmation of Enrolment (COE) must be submitted with the application.
2.4. International students must meet all applicable visa conditions.
2.5. Eligibility remains at the sole discretion of RoomingKos and may require additional documentation for verification purposes.

3. Offer Inclusions

Subject to meeting the eligibility criteria and room availability, the Promotion includes the following benefits:

• $10 OFF per week on Studio Single and Studio Single Plus room types

• Bond reduced to 2 weeks’ rent (instead of one month’s rent)

• Lease term until 31 January 2027

• Flexible move-in period: 1 January – 28 February 2026

No additional discounts or adjustments apply unless specifically stated in writing by RoomingKos.

4. Booking Terms

4.1. A full deposit is required at the time of booking to hold the room under this Promotion.
4.2. The Promotion applies only to new bookings made during the Promotion Period.
4.3. Room allocation and pricing are subject to room availability at the time of booking.
4.4. Prices are based on the contractual weekly rental rate minus $10/week, effective for the full lease period ending 31 January 2027.

5. Availability

5.1. Rooms under this Promotion are offered strictly subject to availability at RoomingKos Swanston.
5.2. Room types, room numbers, and move-in dates may vary depending on current inventory and operational capacity.
5.3. RoomingKos does not guarantee availability of any specific room type or move-in date.

6. Right to Withdraw or Amend

6.1. RoomingKos reserves the right to withdraw, suspend, or amend this Promotion at any time, without prior notice and without providing a reason.
6.2. Any withdrawal or amendment will be made at the discretion of RoomingKos and may apply immediately to current or pending applications, unless otherwise stated.
6.3. Eligibility and availability remain subject to the Promotion and compliance with these Terms and Conditions.

7. General Conditions

7.1. Applicants must comply with all standard RoomingKos leasing terms, house rules, property policies, and legal requirements.
7.2. This Promotion cannot be combined with other discounts, offers, or incentives unless expressly approved by RoomingKos.
7.3. All amounts are quoted in Australian Dollars (AUD) and are inclusive of utilities unless specified otherwise.
7.4. By applying, the applicant confirms that the information and documents provided are accurate, valid, and authentic.
7.5. RoomingKos reserves the right to reject applications that do not meet the eligibility criteria or where false or misleading information is provided.
