About Student Sanctuary

Care that Began with one Open Door

Julie Chiam’s story began with a small farm she bought with her mother at just thirteen. Years later, when international students came to Australia to study, she saw that they needed more than a room, they needed a place to feel safe, welcomed and cared for.

Moving to a new city means finding your feet in unfamiliar surroundings while balancing study, independence and everyday life. Student Sanctuary is here to make that transition feel easier.

Our homes bring together the comfort of a private space and the support of a welcoming community. At Student Sanctuary Acacia, you can settle into your own studio, find a quiet place to recharge and connect with other students in shared spaces designed for studying, meals and time together.

Student Sanctuary grew from a belief Julie Chiam held from the beginning: students deserve to feel safe, welcomed and cared for. Today, her children Timothy and Samantha carry that belief forward, creating places where students can build connections, grow in confidence and make a home in Australia.

    When will Acacia open?
    Acacia is scheduled to launch in November 2026. We are currently accepting bookings for Semester 1, 2027, with move ins available for the upcoming semester.
    What room types will be available?
    Acacia offers four studio room types: Dawn Studio, Daylight Studio, Sunset Studio, and Horizon Studio. Each studio is thoughtfully designed to provide a comfortable and convenient living environment.
    What facilities will Acacia have?
    Acacia will feature a range of facilities to support student living, including a lounge area, dedicated study spaces, communal laundry facilities, and bicycle racks.
    How much will rooms cost?
    Room rates start at $550 per week. Please visit our website for the latest pricing and availability for each room type.
    How close is Acacia to Monash Clayton?
    Acacia is located directly opposite Monash University Clayton campus, just a one minute walk away, making it an ideal choice for students seeking convenient access to campus.
    What is included in the rent?
    Electricity, water, gas, and internet are all included in the rent.
    Will there be tours or inspections?
    Yes, inspections can be arranged subject to availability. Please email [email protected] to enquire about scheduling an inspection.
    How do I apply once rooms are released?
    You can submit an application for your preferred room type through our application process. If your preferred room is not immediately available, you may be placed on the waiting list and contacted when a suitable room becomes available.
    Do I have to pay a bond and how much?
    To reserve a room, successful applicants must pay a reservation fee, the first month’s rent, a bond, and a departure cleaning fee. All applicable charges and payment details will be in your rental offer. Your bond will be lodged with the Residential Tenancies Bond Authority (RTBA).
    When will I get my lease agreement?
    Once our accounts team confirms receipt of your payment, we will prepare your lease agreement. You will receive the agreement at least seven days before your scheduled lease start date.
    Can I book in advance?
    Yes, advance bookings are available for Semester 1, 2027. We recommend submitting your application as early as possible because room availability is limited!
    Can I book if I don’t have my visa yet?
    Yes. We have a visa refund policy. If your visa is not approved, providing proof of the rejection will qualify you for a full refund.
