Weekly Rate : 7 days = Daily Rate

You will receive your lease agreement once the initial booking payment has been received and all required documents are complete.

Your bond will be transferred to the Residential Tenancies Bond Authority (RTBA), a government body that holds your bond.

You will receive your lease agreement once the full payment has been received and all required documents are complete.

The Initial Booking Payment consists of the first month’s rent, bond, and a departure cleaning fee.

Yes, it’s okay to book even if you don’t have your student visa yet. As long as you make full payment, the room will be fully secured for you.

However, please note that we cannot send you the agreement before all required documents are complete. If your visa is not approved, don’t worry, we will give you a 100% refund.

Communal areas include the bathrooms, kitchens, and laundry facilities that available on every floor are shared by approximately 20–25 residents.

We also have a study area and games room located on the ground floor for all residents to enjoy.

RoomingKos Swanston offers group inspections Monday to Friday between 10:00 AM – 02.00 PM (excluding public holidays).

Security is a high priority at RoomingKos. All properties require fob access to enter, and each room is equipped with a door lock.

Yes — we offer fixed-term leases with a minimum stay of 6 months, ending either on 30 June or 31 January each year.

If you wish to move out on a different date, please let us know in advance and we’ll do our best to assist.

No — move-ins are strictly during our office hours, Monday to Friday between 10:00 AM and 2:00 PM (excluding public holidays).

Some of our properties offer twin-share or couple-friendly rooms. Ask us about availability!

There are no hidden costs — your rent includes all standard utilities. However, additional charges may apply for things like replacement keys or lockout assistance.

You will receive your bond by the end of your tenancy with Roomingkos after you returned the key to us.

Bond amount refund is a subject to condition of the unit, please refer to the lease TnC when you received them.
