How is rent calculated?

Rent is paid monthly, on the first of each month.

As per Consumer Affairs Victoria, here’s how calendar monthly rent is calculated.

Weekly Rate : 7 days = Daily Rate

Daily Rate x 365 days : 12 months = Monthly Rate
Do I have to pay a bond and how much?

Yes, you have to pay a bond equivalent to one month’s rent.

Your bond will be transferred to the Residential Tenancies Bond Authority (RTBA), a government body that holds your bond.

When will I get my lease agreement?

You will receive your lease agreement once the full payment has been received and all required documents are complete.

Can I book in advance?

Yes, you can book as early as a month before your intended move-in date. To reserve, make sure to pay the deposit.

What does the deposit consist of?

The deposit consists of the first month’s rent, bond, and a cleaning fee.

Can I book if I don’t have my visa yet?

Yes, it’s okay to book even if you don’t have your student visa yet. As long as you make full payment, the room will be fully secured for you. However, please note that we cannot send you the agreement before all required documents are complete. If your visa is not approved, don’t worry, we will give you a 100% refund.

What areas are shared in the property?

Common areas in the property include the kitchen and laundries. If your room doesn’t have an ensuite, you will have to share the bathroom.

When can I inspect the property?

We have weekly inspections on most of our properties. Please contact us to schedule an appointment.

What is security like at the property?

Security is a high priority at RoomingKos. All properties require fob access or a door code to enter, and each room is equipped with a door lock.
